Several leading Bollywood personalities made headlines in 2025 for high-value property transactions in Mumbai, underlining the film industry’s continued influence on the city’s premium real estate market. Industry experts expect celebrity activity to remain strong in 2026, driven by tax planning, supply-demand dynamics in preferred micro-markets, and purchases for long-term personal use.
Among the most prominent names active last year were Hrithik Roshan and his family, Amitabh Bachchan, Akshay Kumar, Kartik Aaryan, Jeetendra Kapoor, Varun Dhawan and Saif Ali Khan. Their transactions spanned luxury residential properties, commercial office spaces and land parcels, reflecting a gradual shift in investment preferences.
According to property consultants, while ultra-luxury homes continue to attract celebrity buyers for end use, commercial real estate is emerging as an increasingly favoured asset class. Office acquisitions are expected to remain concentrated in the ₹5 crore to ₹20 crore-and-above bracket, while residential purchases for personal use are likely to be dominated by homes priced upwards of ₹100 crore.
In 2025, several Bollywood stars exited residential investments, capitalising on strong price appreciation, even as others added commercial assets to their portfolios. Amitabh Bachchan was among the most active, undertaking a series of high-value purchases and sales across multiple asset types. In total, he is estimated to have transacted nearly ₹140 crore worth of real estate during the year.
Akshay Kumar also monetised a significant part of his property holdings. The actor sold at least eight units in Mumbai in 2025, generating returns of more than ₹110 crore. These included luxury apartments as well as commercial office spaces located in areas such as Borivali, Worli and Lower Parel.
By transaction value, the largest real estate deal involving a Bollywood family was executed by Jeetendra Kapoor and his family. In May 2025, they sold a land parcel in Andheri for ₹855 crore to NTT Global Data Centres. The sale was carried out through two family-owned firms, Pantheon Buildcon Private Limited and Tusshar Infra Developers Private Limited.
Commercial office investments also gathered momentum. The Roshan family, including actor Hrithik Roshan, acquired multiple office units in Mumbai worth around ₹80 crore, according to property registration documents. Kartik Aaryan, meanwhile, purchased an office space in Andheri West for about ₹13 crore in September 2025, jointly with his parents, adding to his residential and land investments in Juhu and Alibaug.
Saif Ali Khan also entered the commercial segment, buying two office units in Andheri East for ₹30.75 crore.
Property experts say demand for office space has risen sharply in celebrity-favoured locations such as the Bandra–Juhu belt, where quality supply remains limited. “Celebrities increasingly prefer commercial assets as they are easier to manage, suitable for client-facing businesses and offer long-term investment potential,” said Mehta, a Mumbai-based real estate consultant.
With these trends in place, Bollywood’s role as a key driver of Mumbai’s premium real estate market is expected to continue well into 2026.
