A premium commercial tower in Dubai named after Bollywood star Shah Rukh Khan has sold out in a major boost for the emirate’s office property market. The one-million sq ft development, titled ‘SHAHRUKHZ by Danube’, has generated sales worth AED 2.1 billion (over ₹5,000 crore), significantly surpassing initial expectations, the Danube Group announced.
The project, located on Sheikh Zayed Road, is being developed by Dubai-based Danube Properties at a total cost of around ₹3,500 crore. The company revealed the complete sell-out at a large event held late Tuesday at the Dubai Exhibition Centre, attended by Shah Rukh Khan and nearly 7,000 guests, including brokers and investors.
Khan said he was honoured to have a structure of this scale bear his name, adding that Dubai had always welcomed him with “warmth” and represented “courage, imagination and the belief that nothing is impossible.”
Launched in Mumbai last month in Khan’s presence, the 55-storey commercial tower is expected to be completed by 2029. Danube Group Founder and Chairman Rizwan Sajan told PTI that the cost of the project—including land and construction—would be met through internal accruals and customer advances.
Sajan, who hails from Mumbai, described the development as one of Dubai’s future business landmarks and indicated that more celebrity-branded towers could follow. Danube Group MD Adel Sajan said the tower’s design was finalised after studying more than 100 leading commercial projects globally.
More than 900,000 sq ft of the tower’s space will be dedicated to offices, a segment currently in high demand. Adel Sajan noted a shortage of Grade A office supply in Dubai, with multinational firms actively seeking new space.
Danube Properties, part of the Danube Group established in 1993, is among Dubai’s major private developers. Since entering real estate in 2014, it has launched 40 projects, 18 of which have been delivered. The company expects property sales of ₹22,000 crore this year, with Indian buyers accounting for about 25%.
