Bollywood actor Kajol Devgan has leased out a retail unit in Mumbai’s Goregaon West, securing total rental earnings of ₹8.6 crore over a nine-year period, according to property records reviewed by real estate platform Square Yards. The agreement, registered in November 2025, sets the starting monthly rent at ₹6.9 lakh.
Prime retail space in a growing commercial hub
The leased property is located in Bharat Arize, a mixed-use development in one of Mumbai’s fastest-evolving neighbourhoods. Goregaon West has emerged as a sought-after residential and commercial zone, supported by strong road and rail connectivity through the Western Express Highway, Link Road, SV Road and the suburban railway network. The expanding metro corridors have further boosted daily commuting.
Its proximity to major employment and entertainment districts such as Andheri, Malad and the Oshiwara District Centre has strengthened demand from both businesses and residents. The locality also benefits from easy access to corporate parks, film studios, shopping centres and multiplexes, cementing its appeal for investors and tenants.
Lease terms and financial details
According to IGR Maharashtra’s registration documents, the retail unit spans 1,817 sq ft of carpet area and includes one parking slot. The registration attracted a stamp duty of ₹5.61 lakh and fees of ₹30,000, while the tenant deposited a security amount of ₹27.61 lakh.
Square Yards’ analysis shows the lease operates on a structured escalation model across its nine-year duration. The rent will remain at ₹6.9 lakh per month for the first three years, rise by 15% to ₹7.9 lakh for the next three years and increase again to ₹9.13 lakh for the final phase. Cumulatively, the arrangement yields returns of approximately ₹8.6 crore for the actor.
Kajol Devgan acquired the property earlier in March 2025 for ₹28.78 crore, as per the registration documents.
