Lodha Developers has reported its strongest-ever quarterly performance, with pre-sales touching ₹56.2 billion in the third quarter of FY26, marking a 25% rise compared to the same period last year. The company also exceeded its business development guidance by more than two times during the quarter.
In a statement released on 28 January, the Mumbai-based real estate developer said it added five new projects during the quarter with a combined gross development value (GDV) of ₹338 billion — the highest project addition achieved by the company in a single quarter.
The company’s operational update showed collections of ₹35.6 billion, down 17% year-on-year, while revenue from operations rose 14% to ₹46.7 billion. Adjusted EBITDA stood at ₹14.9 billion, and profit after tax came in at ₹9.6 billion, translating into a PAT margin of 20%.
Lodha’s managing director and chief executive, Abhishek Lodha, said the results reflected sustained demand for the company’s residential offerings. “For the first nine months of the year, we have recorded our highest-ever first, second and third-quarter pre-sales,” he said, adding that the company crossed the ₹50-billion quarterly sales mark for the first time.
During the quarter, Lodha entered the National Capital Region (NCR) market with projects in two locations. NCR is India’s second-largest residential market after Mumbai, and the move means the company now operates across the country’s top four housing markets, which together account for around 80% of housing sales by value.
The developer said it remained financially conservative despite aggressive land acquisition. Net debt stood at ₹61.7 billion, with a net debt-to-equity ratio of 0.28, well below its stated ceiling of 0.5. The exit cost of debt declined to 7.9%, among the lowest in the sector.
On a like-for-like basis, excluding land sales in the previous year, Lodha reported a 29% rise in revenue from operations and a 49% increase in adjusted profit after tax, underscoring what it described as strong underlying business momentum.
