The opening of the Navi Mumbai International Airport is being seen as a turning point for the region’s real estate market, with experts highlighting its potential to reshape residential and commercial development across key surrounding areas.

According to Mr Vimal Nadar, National Director and Head of Research at Colliers India, the airport represents more than an aviation milestone. He says the announcement alone had already triggered significant appreciation in property values in nearby locations such as Kharghar, Ulwe, Dronagiri, Taloja and Panvel. With operations set to begin, he expects a further surge in demand. “This greenfield airport will accelerate long-term growth and create substantial investment opportunities,” he notes, adding that Navi Mumbai’s position as an affordable office market, now backed by improved global connectivity, is likely to attract rising office leasing activity.

Mr Nadar also points to the proposed Aerocity project, which will integrate commercial, residential and recreational spaces into a unified urban ecosystem. He says the Atal Setu, which enhances connectivity to Mumbai, is further strengthening the region’s appeal among homebuyers and investors.

Mr Deepak Khandelwal, Principal Partner and Chief Sales Officer at Square Yards, describes the airport as a “cornerstone” of the wider infrastructure expansion underway. He says the Panvel region — including New Panvel, Old Panvel, Kharghar, Ulwe and Taloja — has already seen a surge in premium housing projects and large integrated townships. “Apartment prices in Panvel rose nearly 74% between FY2021 and FY2025, compared with 45% growth in the rest of Navi Mumbai,” he says.

Data from Square Yards shows apartment prices in Panvel now range between ₹10,000 and ₹12,000 per sq ft. Plotted land in the region has also registered strong gains, with average rates rising 93% to ₹80,000–85,000 per sq yd. With full-scale airport operations expected soon, experts say Panvel is emerging as one of the most promising growth corridors within the Mumbai Metropolitan Region.
