Managed workspace provider Urban Vault has strengthened its presence in Pune with the addition of two new centres in Baner and Viman Nagar, adding 2,500 seats and nearly 100,000 sq. ft. of office space. The expansion takes the company’s total Pune footprint to 3,500 seats across 140,000 sq. ft., extending its reach across three high-demand business locations.
The Bengaluru-based firm has taken up 42,000 sq. ft. at Phoenix Fountainhead in Viman Nagar, adding 1,200 seats in one of the city’s most sought-after commercial corridors. The centre has already drawn large occupiers, including Flexisales and Premier Energies, signalling continued demand from enterprises for flexible, high-quality managed workspaces.
Urban Vault has also expanded within Baner, one of Pune’s fastest-growing micro-markets, with a 50,000 sq. ft. facility at VJ Indiworks, offering 1,300 seats. The centre includes collaborative areas, premium meeting rooms and customisable private suites aimed at both startups and mid-to-large corporates.
The company said its Pune operations now span three fully functional centres—two in Baner and one in Viman Nagar—serving a diverse mix of clients across sectors. Seats at these centres are priced between ₹9,000 and ₹10,000, positioning Urban Vault in the premium yet cost-efficient segment of India’s managed office market.
Urban Vault’s CEO, Amal Mishra, said Pune remained one of India’s most resilient and dynamic office markets, supported by a strong mix of IT, manufacturing and startup activity. He added that the new centres reflect the firm’s commitment to offering scalable, modern workspaces that align with the needs of enterprise clients.
With the latest additions, Urban Vault’s national portfolio now exceeds 2.6 million sq. ft., comprising more than 45,000 seats across major cities such as Bengaluru, Pune and Gurgaon. The company reported revenues of ₹120 crore in FY25, with year-on-year growth of more than 70 percent and an 18 percent profit margin.
The expansion underscores Urban Vault’s ambition to consolidate its position as a preferred managed office provider for businesses seeking flexible and fully serviced work environments across India.
