Bollywood actor Akshay Kumar has sold two adjoining residential properties in Mumbai for a combined Rs 7.10 crore, according to property registration documents reviewed by online portal Square Yards.

The transactions, registered in June, involved properties in the Sky City development in Borivali East, a residential area developed by listed real estate firm Oberoi Realty Ltd (OBER.NS).

Kumar sold the larger 1,101 square foot apartment for 57.5 million rupees, nearly double the 30.2 million rupees he paid in 2017, representing a 90% appreciation over eight years. The second property, measuring 252 square feet, fetched 13.5 million rupees against the original purchase price of 6.79 million rupees in 2017.

The sales reflect continued strength in Mumbai’s premium residential market, with Square Yards data showing Sky City recorded 100 transactions worth 4.28 billion rupees from August 2024 to July 2025. Average resale prices in the project stand at 47,800 rupees per square foot.

Borivali East has emerged as a sought-after residential destination due to its connectivity via the Western Express Highway and suburban rail network, along with proximity to Sanjay Gandhi National Park.

Celebrity property transactions often signal market trends, with actors Amitabh Bachchan and Abhishek Bachchan acquiring multiple properties in the same Sky City project in May 2024, according to Square Yards’ analysis of registration documents.
Kumar, 57, ranks among Bollywood’s highest-paid actors and has diversified into film production and endorsements. The National Film Award winner’s property sale comes amid a broader trend of celebrities monetizing real estate investments in Mumbai’s appreciating market.

Oberoi Realty shares have gained 15% this year, outperforming the broader Nifty index, as investor sentiment toward premium residential projects remains positive.
